About our client
Our client, a major real estate fund, is looking for an Associate Director, Fund Accounting for their Luxembourg office.
Job description
The Associate Fund Director will have full responsibility for the European fund accounting activities and the conduct of all relevant controls and regulatory financial reporting. In addition, he/she will be in charge of the representation of the company and its shareholders towards the supervisory authorities and external advisors in Luxembourg.
As Associate Fund Director, your responsabilities will include:
- Supervise, train and coach staff to attain highest level of efficiency and effectiveness possible
- Strategic supervision and coordination of all quarterly and annual reporting requirements and due dates
- Act as liaison with independent auditors, coordinate interim review procedures, as necessary, and final audits
- Conduct consolidation of IFRS based and or US GAAP financial statements and US Tax based financial statements and projections, as required;
- Conduct preparation of reconciliation to US GAAP financial statements from IFRS, as required;
- Draft audited financial statements with complete footnotes;
- Oversee the conversion of statutory books(LUX GAAP) into US GAAP, IFRS or US Tax basis books, as required;
- Constantly strive for consistency in accounting and uniformity in reporting among the various Funds.
- Review offering documents, partnership agreement and other related contracts to assist capital raising efforts and or to support Portfolio Management
- Support Investor Relations/ Portfolio Management department
- Assist in preparation and review of quarterly and annual reports to investors;
- Assist in the coordination and preparation of Fund Valuations and Property Valuations, as required;
- Preparation of Inception to date cash analyses; Manage preparation of monthly Capital Availability Report
- Preparation of Preferred Return and/or IRR calculations
- Preparation of various Investor specific reporting requirements;
- Assist in the coordinating of Annual Meeting of Investors;
- Perform treasury function for the Fund, as needed, including cash management, debt compliance and risk management
- Responsible for analytical review of all fund level financial statements and analysis, as well as overall presentation
- Establish new entity structures within the accounting software MRI and the reporting system
- Frequently meet with Financial, Property Directors and Portfolio Management for update on major events/transactions/issues
- Research technical accounting issues and coordinate treatment with independent auditors, create and document position papers in conjunction with the Accounting Policy and Advisory team
- Ensure completeness of all duly executed legal documents
- Coordinate with legal, tax, property accounting teams during transactions: Acquisition, Disposal, Restructuring, Refinancing…
- Manage roll-up of consolidated budgets and forecasts and manage preparation of Annual Funds budgets in close coordination with Portfolio Management.
- Manage quarterly compliance testing as required by Fund level debt instruments
- Manage preparation of monthly / quarterly reports (Prelim NAV, AMF….)
- Review and ensure all billing for Asset Management, Fund Operations, Capital Raise and Acquisitions are accurate and comply with the Funds agreements.
- Coordinates contributions from and distributions to Investors, including Subsequent Closing Adjustments
- Analyze Fund performance vs. budget and projections and explain material variances
- Conduct periodic detailed review of fund work papers, etc.
- Assure that all work is completed accurately in accordance with company standards.
- Ability to travel to various international offices in order to effectively communicate all functions of position
Who we are looking for
- Good academic background
- Excellent written and verbal communication skills in English are mandatory. Fluency in French and/or German is desirable, additional language skills would be a distinct advantage.
- Six to Eight years of experience in public accounting and/or real estate accounting.
- Knowledge of all entity information documents and structuring considerations, both relevant GAAP and tax.
- Ability to operate computer system and effectively input and download pertinent information.
- Ability to use and gain sufficient knowledge of computer software currently utilized by the Company(MRI).
- Must have very good Excel skills.
- Sound people management experience required. Ability to effectively listen to co-workers, respond to their requests and to convey clear expectations
- In-depth knowledge of current trends and strategic developments in real estate investment is a distinct advantage.
- International exposure is a distinct advantage.
- Be personally organized and structured in a fast moving and challenging environment.
- Self-motivated, self-disciplined and highly results orientated
